1. 06-01 876 and 878 White Plains Road - New Business
Section 53, Block 2, Lots 42 and 42A Zone: R5
Application for: preliminary review of a 2-lot re-division. Lots 42 and 42A are both legal building lots fronting on White Plains Road. Both lots fully conform to the lot requirements for single-family residences. However, the applicant proposes a lot-line adjustment or re-division so that the lots front on Homestead Avenue rather than on White Plains Road. As a result, each lot requires an area variance from the minimum required lot frontage to permit 48.72 feet where a minimum of 50 feet is required, a deficiency of 1.28 feet or 2.6 percent. Requires referral to the ZBA for consideration of the variances.
2. 05-88 292 White Plains Road - New Business Public Hearing
Section 75, Block 1, Lot 1 Zone: RB
Application for: preliminary review related to an application for a use variance from the ZBA to permit a car detailing business in an RB District. If the use variances is granted, the application will require area variances from the special permit requirements for a car wash and a special permit, site plan and architectural review approval from the Planning Board. At a meeting on November 9, 2005, the ZBA referred the application to the Planning Board for preliminary review and recommendation.

Section 80J, Block 3, Lot 19A Zone: RB
Application for: site plan/amended special permit and architectural review approval to permit a 24-hour drive-through ATM to replace an existing drive-through teller. The drive-through teller is currently open 8:30 am-3:00 pm Monday -Wednesday and Friday and 8:30 am to 3:00 pm Thursdays.
4. 05-20 737 White Plains Road - Old Business
Section 63A, Block 2, Lot 23B Zone: RB
Application for: preliminary site plan and architectural review of a proposed 9,996 square-foot 3-story office building. Requires referral to the ZBA for consideration of area variances from the minimum setback, parking, and landscaping requirements.
5. 05-51 110 Siwanoy Boulevard - Old Business Public Hearing
Section 79B, Block 4, Lot 33 Zone: R5
Application for: site plan and architectural review for a new single-family residence (and the related review of proposed modifications to an existing residence at 108 Siwanoy Boulevard). At the November 30, 2005 Planning Board meeting, the Planning Board approved the proposed residence with the condition that the building permit could not be issued until the Planning Board approved proposed modifications to the existing residence at 108 Siwanoy Boulevard.
6. 05-86 Lou's Luncheonette, 33 Mill Road - Old Business Public Hearing
Section 65D, Block 4, Lot 19 Zone: RB
Application for: site plan and architectural review of a luncheonette proposed to occupy space within an existing shopping center. At a meeting on January 10, 2006, the ZBA granted a special permit for the proposed restaurant use and an area from the minimum parking and loading requirements.
7. 05-99 42 Orchard Street - New Business Public Hearing
Section 5G, Block 2, Lot 21 Zone R3/R6
Application for: a special permit to permit a two-family residence on that portion of the lot lying within the one-family residence district in accordance with Section 7.A. and 12.H.6. of the Zoning Law.
8. 05-43 Omnipoint Communications, Inc., 60 Glen Road - New Business Public Hearing
Section 40, Block 2, Lot 45 Zone: RB and R3
Application for: special permit, site plan and architectural review for the installation of a wireless communications facility, consisting of 6 panel antennas and related equipment on the roof of an existing multi-family residential building. At a meeting on June 14, 2005, the ZBA conducted a preliminary review of the special permit use and referred the application to the Planning Board. Referred from the ARB on November 3, 2005.
9. 04-30 92 Brook Street - Old Business Public Hearing
Section 58, Block 5, Lot 13 Zone: RB
Application for: site plan and architectural review of proposed additions and alterations to an existing building for an apartment and personal service (hair salon) use. At a meeting on September 14, 2004, the ZBA granted area variances to permit 10 parking spaces where a minimum of 11 parking spaces are required and to permit an aisle width (serving two of the parking spaces ) of 15'-1” where a minimum of 25' is required. Referred from the ARB on March 23, 2005.
