1 05-17 Omnipoint Communications, Inc., 253 Garth Road Public Hearing

Section 49B, Block 5, Lot 2 Zone: M350

Application for: A special permit to allow the installation of a wireless communications facility, consisting of 11 panel antennas and related equipment cabinets, on the roof of an existing multi-family residential building. (Preliminary Review).

Related Referrals and/or Approvals: Requires referral to the ARB and Planning Board for site plan and architectural review approval. The Planning Board must refer the application back to the ZBA for final approval of the special permit.

 

2. 05-21 13 Andrew Road Public Hearing

Section 66H, Block 5, Lot 172 Zone: R5

Application for: An area variance to legalize an existing deck with a rear yard setback of 12.25 feet where a minimum of 19 feet is permitted, a deficiency of 6.75 feet or 35.5 percent. (A building permit was issued in 1997 to construct a deck with a rear yard setback of 22 feet).

Related Referrals and/or Approvals: No referrals or other approvals required.

 

3. 05-22 New Cingular Wireless PCS, LLC, 110 Fisher Avenue Public Hearing

Section 44, Block 10, Lot 1 Zone: M350

Application for: A special permit to allow the installation of a wireless communications facility consisting of 12 panel antennas mounted on the roof of an existing multi-family residential building and related equipment cabinets located at grade adjacent to the building. (Preliminary Review).

Related Referrals and/or Approvals: Requires referral to the ARB and Planning Board for site plan and architectural review approval. The Planning Board must refer the application back to the ZBA for final approval of the special permit.

 

4. 05-27 6 Hanfling Road Public Hearing

Section 64E, Block 3, Lot 11 Zone: R7.5

Application for: Area variances to permit the construction of: (1) a one-story garage with a side yard setback of 7.67 feet where a minimum of 12 feet is required, a deficiency of 4.33 feet or 36 percent; and (2) a deck with a side yard setback of 7.67 feet where a minimum of 8 feet is required, a deficiency of .33 feet or 4 percent.

5. 05-28 1 Hilldale Place Public Hearing

Section 63E, Block 2, Lot 1 Zone: R5

Application for: Area variances related to a proposed 630 square-foot two-story addition to an existing single-family residence and home professional office to permit: (1) a gross floor area of 3789 square feet where a maximum of 2916 square feet is permitted, an excess of 873 square feet or 30 percent; and (2) to permit the expansion of the existing home professional office to occupy more than 25 percent of the area of the ground floor of the building (the ground floor is proposed to have a gross floor area 1646 square feet with the proposed expanded professional office space occupying 930 square feet or 56.5 percent). The existing building is legally non-conforming with regard to the maximum permitted gross floor area (2916 square feet permitted vs. 3159 square feet existing -- an excess of 243 square feet or 8.3 percent) and with regard to the maximum percent of the area of the ground floor permitted to be occupied by a home professional office (the existing gross floor area of the ground floor is 1331 square feet with the existing home professional office occupying 572 square 43 percent). The proposed addition will increase the degree of dimensional non-conformity with regard to the gross floor area of the residence and home professional office.
