Application for: An area variance from the effective square requirement for a proposed new building lot (Option 1-applicant's preferred plan: area within the effective square is required to be 3600 square feet where 3369.1 square feet is proposed, a deficiency of 230.49 square feet or 6.4 percent) or, alternately, an area variance from the effective square requirement for the proposed new building lot and an area variance from the side yard setback of the existing residence on the lot to the proposed division line (Option 2-applicant's alternative plan: area within the effective square is required to be 3600 square feet where 3408.77 square feet is proposed, a deficiency of 191.23 square feet or 5.31 percent; the side yard setback is required to be 10 feet where 5 feet is proposed, a deficiency of 5 feet or 50%) to permit a proposed 2-lot subdivision. Application for: An area variance from the minimum required lot area to permit a 4816 square foot building lot where a minimum of 5000 square feet is required, a deficiency of 184 square feet or 3.7 percent.
