1. 05-73 673 White Plains Road Public Hearing

Section 63E, Block 1, Lots 18 Zone: R5

Application for: An area variance from the minimum required lot area to permit a 4500 square-foot building lot where a minimum of 5000 square feet is required, a deficiency of 500 square feet or 10 percent.

 

2. 05-63 Medical Arts Building, 475 White Plains Road Public Hearing

Section 44, Block 2, Lot 1 Zone: RB

Application for: An area variance from the minimum side yard setback adjacent to a street to permit an elevator with a setback of 4 inches where a minimum of 5 feet is required, a deficiency of 4.7 feet or approximately 93 percent. The existing building has an existing side yard setback of approximately 1.92 feet, so the proposed elevator will increase the degree of the dimensional non-conformity.

 

3. 05-86 Lou's Luncheonette, 33 Mill Road Public Hearing

Section 65D, Block 4, Lot 19 Zone: RB

Application for: A special permit and an area variance from the minimum parking requirements to permit a restaurant to occupy a storefront in an existing shopping center. The proposed restaurant requires 12 parking spaces where 0 spaces are provided, a deficiency of 12 spaces or 100 percent.

 

4. 05-88 292 White Plains Road Public Hearing

Section 75, Block 1, Lot 1 Zone: RB

Application for: An interpretation of the Zoning Law to determine if a car detailing business is considered to be a personal service establishment and is therefore a permitted use in the RB District.

 

5. 05-87 31 Hewitt Avenue Public Hearing

Section 84, Block 1, Lot Zone: R20

Application for: Area variances to legalize an existing structure for use as a storage shed with: a rear yard setback of 7 feet where a minimum of 15 feet is required, a deficiency of 8 feet or approximately 53 percent; and a floor area of 11 feet x 27 feet (297 square feet) where a maximum floor area of 10 feet x 12 feet (120 square feet) is permitted, an excess of 177 square feet or 148 percent.
