OLD BUSINESS

1. 05-73 673 White Plains Road Public Hearing

Section 63E, Block 1, Lots 18 Zone: R5

Application for: An area variance from the minimum required lot area to permit a 4500 square-foot building lot where a minimum of 5000 square feet is required, a deficiency of 500 square feet or 10 percent.

 

2. 05-88 292 White Plains Road Public Hearing

Section 75, Block 1, Lot 1 Zone: RB

Application for: A use variance to permit a car detailing business in an RB District.

NEW BUSINESS

3. 05-49 Walgreens, 370 White Plains Road Public Hearing

Section 66L, Block 1, Lots 2 and 4 Zone: ORB

Application for: An area variance from the minimum parking requirements for a proposed 10,500 square-foot Walgreens store with 55 on-site parking spaces where a minimum 70 spaces are required, a deficiency of 15 spaces or 21 percent.

 

4. 05-58 390 Hutchinson Boulevard Public Hearing

Section 85, Block 5, Lot 23 Zone: R3

Application for: Area variances to permit a proposed 366 square-foot one-story addition to an existing two-family residence as follows: (1) to permit a rear yard setback for the addition of 20.11 feet where a minimum setback of 25 feet is required, a deficiency of 4.89 feet or 19.6 percent (the existing residence is setback at 20.11 feet); and (2) to permit a gross floor area of 2836.50 square feet where a maximum of 2547.56 square feet is permitted (the existing residence is 2470 square feet. The proposed addition will increase the degree of dimensional non-conformity with regard to both the rear yard setback and the GFA. The majority of the residence is primarily located in the City of Mount Vernon, the addition is wholly located within the Town of Eastchester.

 

5. 05-91 29 Joyce Road Public Hearing

Section 66G, Block 1, Lot 67 Zone: R5

Application for: An area variance to permit a rear addition to an existing single-family residence with a left side yard setback of 8.6 feet where a minimum of 9 feet is required, a deficiency of 0.4 feet or 4.4 percent. The existing residence has a legal non-conforming left side yard setback of 8.6 feet, so the proposed addition will increase the degree of dimensional non-conformity.

 

6. 05-92 79 Clarence Road Public Hearing

Section 56, Block 3, Lot 5 Zone: R5

Application for: An area variance to permit an open front porch that extends across 59 percent of the front of an existing residence where a maximum of 30 percent is permitted, an excess of 29 percent. (The porch extends 2.9 feet into the minimum required front yard setback as permitted by the Zoning Law).

 

7. 05-95 46 Parkway Circle Public Hearing

Section 63D, Block 1, Lot 21 Zone: R6

Application for: An area variance from the minimum required frontage to permit s building lot with 50 feet of frontage where a minimum of 60 feet is required, a deficiency of 10 feet or 17 percent.
