Application for: An area variance from the minimum required frontage to permit a building lot with 50 feet of frontage where a minimum of 60 feet is required, a deficiency of 10 feet or 17 percent.
2. 05-88 292 White Plains Road Public Hearing

Application for: A use variance to permit a car detailing business in an RB District.
3. 05-101a 25 Soundview Drive Public Hearing
Section 66C, Block 4, Lot 2 Zone R10
Application for: Area variances to legalize an existing basketball/tennis court and swimming pool as follows: (1) to permit the court to be located in both a front and side yard of a property where courts are permitted to be located only within a rear yard; (2) to permit the court to have a side yard setback of 12.6 feet where a minimum setback of 20 feet is required, a deficiency of 7.4 feet or 37 percent; (3) to permit an evergreen landscape planting strip, required to screen views of the court from adjacent properties, that is less than 10 feet wide and that does not contain planting that is 10 feet tall; (4) to permit a separation of 5.5 feet between the principal building and pool, where a minimum separation of 14 feet is required, a deficiency of 8.5 feet or 61 percent.

Application for: An area variance from the minimum parking requirements for a proposed 10,500 square-foot Walgreens store with 52 on-site parking spaces where a minimum 70 spaces are required, a deficiency of 18 spaces or 26 percent.
5. 06-01 876 and 878 White Plains Road Public Hearing
Section 53, Block 2, Lots 42 and 42A Zone: R5
Application for: Area variances related to a proposed 2-lot resubdivision to permit lots 42 and 42A to have frontages of 48.72 feet where a minimum of 50 feet is required, a deficiency of 1.28 feet or 2.6 percent for each lot.
6. 06-19 63 Overlook Avenue Public Hearing
Section 76, Block 1, Lot 33 Zone: R5
Application for: An area variance to permit a 6-foot high fence within a side and front yard of a single-family residence where a maximum 4-foot high fence is permitted, an excess of 2 feet or 50 percent.
7. 06-20 Family and Community Services, 551 White Plains Road Public Hearing
Section 65, Block 1, Lot 21 Zone: R6
Application for: A use variance to allow business and/or professional office use within a One-Family Residence District. In 1958, Family and Community Services, Inc. (FCS) received special permit approval to use the premises for its not-for-profit offices. FCS is relocating its facility and has listed the premises for sale.
8. 05-36 29 Arlington Road Public Hearing
Section 64A, Block 1, Lot 29 Zone: R7.5
Application for: An area variance to permit a front porch with a front setback of 25.46 feet where a minimum setback of 26 feet is required, a deficiency of .54 feet or 2 percent. Front porches are permitted to extend a maximum of 4 feet into required front yard setbacks (or in this case to have a setback of 26 feet) as long as the porch does not extend across more than 30 percent of the width of the residence. On June 14, 2005, an area variance was granted to allow the porch, which at that time was proposed to extend 3.04 feet into the front yard setback, to extend the full width of the residence.
