1. 05-84 Classic Audi, 541 White Plains Road Public Hearing

Section 48, Block 1, Lot 26 Zone: R6

Application for: An interpretation of the Zoning Law to determine whether a proposed expansion to a car dealership requires a use variance.

 

2. 06-22 31 Stewart Place

Section 65A, Block 3, Lot 9 Zone: R7.5

Application for: Area variances related to a proposed two-lot subdivision which will result in a new 5,601 square-foot building lot and a 7,500 square-foot lot improved with an existing legal non-conforming 3-family residence. Specifically, the application requires an area variance from the minimum lot area to permit the 5,601 square-foot building lot where a minimum of 7,500 square feet is required, a deficiency of 1,899 square feet or 25.3 percent; an area variance to permit the existing 3-family residence to have a gross floor area of 3,066 square feet where a maximum of 3,000 square feet is permitted, an excess of 66 square feet or 2.2 percent; an area variance from the effective square requirement; and an area variance from the minimum off-street parking requirements for the existing 3-family residence.

 

3. 06-46 737 White Plains Road

Section 63A, Block 2, Lot 23B Zone: RB

Application for: Area variances to permit the construction of a 2,840 square-foot commercial building with one side yard setback of 0 feet where a minimum of 10 feet is required, a deficiency of 10 feet or 100 percent, and; 18 parking spaces where 19 spaces are required, a deficiency of 1 space or 5 percent. In addition, an area variance from the minimum landscaping requirements for parking lots is required.

 

4. 06-66 478 California Road Public Hearing

Section 80H, Block 1, Lot 6A Zone: R7.5

Application for: Area variances to permit a two-story addition to an existing single-family residence with: a gross floor area of 3,611.32 square feet where a maximum of 3,362 square feet is permitted, an excess of 249.32 square feet or 7.4 percent; a front-yard setback of 10 feet where a minimum of 30 feet is required, a deficiency of 20 feet or 66.7 percent; a side-yard setback of 11.5 feet where a minimum of 12 feet is required, a deficiency of 0.5 feet or 4 percent; and an open porch with a front yard setback of 15 feet where a minimum of 26 feet is required, a deficiency of 11 feet or 42.3 percent.

5. 06-81 9 Colonial Road Public Hearing

Section 80E, Block 1, Lot 17 Zone: R7.5

Application for: Area variances to permit a second story addition and new garage for an existing single-family residence resulting in a rear yard setback of 18.52 feet where a minimum of 25 feet is required, a deficiency of 6.48 feet or 25.9 percent; and a gross floor area of 3,335 square feet where a maximum of 3,127 square feet is permitted, an excess of 208 square feet or 6.7 percent.

 

6. 06-83 9 Green Meadow Road Public Hearing

Section 66H, Block 1, Lot 56 Zone: R5

Application for: an area variance to permit an addition to the front of a single-family residence with a front yard setback of 24.5 feet where a minimum setback of 30 feet is required, a deficiency of 5.5 feet or 18.3 percent.

 

7. 06-88 55 Woodruff Avenue Public Hearing

Section 57, Block 4, Lot 33 Zone: R5

Application for: an area variance to permit the addition of a first story service entrance/mudroom to an existing single-family residence with a side yard setback of 6.02 feet where a minimum of 9 feet is required, a deficiency of 2.98 feet or 33 percent.

 

8. 06-89 63 Anderson Avenue Public Hearing

Section 51, Block 3, Lots 25 and 27 Zone: R5

Application for: area variances to permit a two story addition to the side and rear of an existing single-family residence with a front porch setback of 14.87 feet where a minimum of 26 feet is required, a deficiency of 11.13 feet or 42.8 percent; a front yard setback for the addition of 21.83 feet where a minimum of 30 feet is required, a deficiency of 8.17 feet or 27.2 percent; and a gross floor area of 2,787.85 square feet where a maximum of 2,550 square feet is permitted, an excess of 235.85 square feet or 9.3 percent.
