1. 07-56 The Faucet Works, 395 White Plains Road Public Hearing - Continuation
Section 40, Block 4, Lot 3 Zone: RB
Application for: area variances to permit the expansion of retail space within an existing plumbing-supply store with 5 off-street parking spaces where 9 spaces are required, a deficiency of 4 spaces or 44 percent; and a back-up aisle width of 21.75 feet for one space where a minimum of 25 feet is required, a deficiency of 3.25 feet or 13 percent.
2. 07-41 Omnipoint, 24 Ray Place Public Hearing - Continuation
Section 60, Block 6, Lot 11 Zone: RB
Application for: final special permit approval to allow the installation of a wireless communications facility consisting of 6 antennas with an 8-foot-high screen wall on the roof of an existing multi-family building and equipment cabinets in the lower level parking garage.

Application for: area variances to permit a redivision and minor subdivision of two existing building lots to create one new building lot. Area variances are requested from the effective square requirement for the proposed new lot and from the maximum permitted gross floor area (GFA) for the existing residence which is 3,066 square feet where a maximum of 3,018 square feet is permitted, an excess of 48 square feet or 1.6 percent. (The ZBA must also determine if the matter shall be considered a rehearing of a previous application -- Application 06-22, denied by the ZBA on November 14, 2006 -- or whether based on the new facts and circumstances presented, it may be considered a new application).

Application for: (1) a special permit to permit a gymnasium addition to an existing private school; (2) an area variance for a proposed eave height of 24 feet where a maximum of 23 feet is permitted, an excess of 1 foot or 4.3 percent; (3) an area variance for a proposed ridge height of 34.25 feet where a maximum height of 33 feet is permitted, an excess of 1.25 feet or 3.8 percent; and (4) an area variance from the special permit requirement for a fenced outdoor play area.

Application for: an area variance to permit a 1-story 4-season sunroom addition with a rear yard setback of 23.75 feet where a minimum setback of 25 feet is required, a deficiency of 1.25 feet or 5 percent.

Application for: area variances to permit the construction of a single-family residence on an existing foundation with a front yard setback of 16.41 feet where a minimum of 30 feet is required, a deficiency of 13.59 or 45 percent, and a side yard setback of 5.67 feet where a minimum of 8 feet is required, a deficiency of 2.33 feet or 29 percent.
