Area variances are requested from the effective square requirement for the proposed new lot and from the maximum permitted gross floor area (GFA) for the existing residence which is 3,066 square feet where a maximum of 3,018 square feet is permitted, an excess of 48 square feet or 1.6 percent. (The ZBA must also determine if the matter shall be considered a rehearing of a previous application -- Application 06-22, denied by the ZBA on November 14, 2006 -- or whether based on the new facts and circumstances presented, it may be considered a new application).
