Ms. Brescia: Calls meeting to order.
Ms. Uhle: States Ms. Bonasia will be
11 Ms. Brescia: Reviews applications.
States application for 46 Parkway Circle was
APPLICATION 06-94, SUNOCO
15 Mr. Allocco: Chris Allocco, 8 Roy Place,
attorney for the applicant. Reviews
17 Mr. Graham: Glen Graham, Graham
Associates. Explains they're looking to
18 install a twenty-four foot by twenty-six foot
steel canopy. Indicates they prepared four
19 different layouts. States a standard layout
would be a stock canopy, which is basically a
20 square box twenty-four by thirty-six with
thirty inch fascia. Explains to get trucks
21 under the canopy they need a clearance of
fourteen foot six and the thirty inch fascia of
22 the canopy is to hide the structural parts of
the canopy and fire system. States other
23 options are gable and hip roofs. States they
prefer a flat canopy but if the board prefers
24 they will look into one of the other three
possibilities. Explains it's a steel frame
25 canopy with two columns that are ten by ten
painted white. States drainage for canopy will

be internal and they have a dry well proposed
2 so there is no run off and there will not be
any icing. States they will have four four
3 hundred watt metal lights. States lighting
will not leave the property or the curb line so
4 it shouldn't effect anybody driving by.
5 Mr. Papale: Asks how they are going to
Mr. Graham: Explains it will be a gutter
7 system and it will tie back internally coming
Ms. Raffiani: Asks if the fire
9 suppression system is mounted inside the roof
Mr. Graham: Explains the fire
11 suppression system is a series of nozzles and
you will see six inch nozzles dropping down at
12 their aiming points. States bottles will be
Mr. Papale: Asks if anything will be
14 mounted over the roof.
15 Mr. Graham: States no, everything will
Mr. Papale: States he likes option two
18 Ms. Bonasia: Asks if they are proposing
a couple of different materials.
Mr. Graham: Explains on the hip roof it
20 will be thirty year black architectural
shingles and have a smooth steel white fascia
21 band about eight inches. States gable ends
they were going to do siding that would match
23 Mr. Papale: Discusses drainage. Asks
how they are planning to get from the gutters
25 Mr. Graham: States they would have
something external tying it back into the

gutter. Explains normally it's done with two
2 four inch or six inch internal drains. States
on the hip roof they will have one at each end
3 tying back into the gutter. States the whole
thing would be surrounded by the gutter but the
4 drain itself would feed from the canopy ends.
5 Mr. McIntyre: Explains board is
concerned about how you transition the liter
6 back so it ties into the pole.
7 Mr. Graham: Explains they don't have a
choice except to have some external mechanism.
Ms. Raffiani: Feels the side view on
9 this site is what you see. Feels they have to
aim for that side to make it the best looking.
Ms. Raffiani: Asks if roof on the
11 existing building is slate.
12 Mr. Graham: States yes. Explains it
would cost them triple the amount to do slate
Ms. Bonasia: States a concern about the
14 contrast of the coloring.
15 Mr. Graham: Explains existing roof is
very old. Feels black shingles will blend best
17 Ms. Brescia: Suggests using a dark gray
Mr. Graham: States they could look into
20 Ms. Raffiani: States there are asphalt
shingles that have a slate color.
Mr. McIntyre: Feels the liter needs to
23 Mr. Graham: Asks if they have to provide
drainage for this canopy.
Mr. Graham: States they could talk to

the canopy manufacturer and see what they have
2 done in the past. Asks if they could get a
conditional approval contingent upon getting a
4 Ms. Brescia: Feels this is something
they need to see before it's approved.
5 Explains application still has to go before the
Mr. McIntyre: Explains since they have
7 to go to the Planning Board some of the
concerns ARB has applicant could be shown on
8 the drawings submitted to the Planning Board
and Planning Board could review them.
Mr. Allocco: States they could work that
10 in before the next meeting.
11 Ms. Brescia: Makes a motion to open the

Ms. Brescia: Makes a motion to close the

19 Ms. Brescia: States board likes the hip
roof, they would like applicant to address the
20 drainage in an integral fashion, take a look at
the architectural grade shingle color wise to
21 match the existing roof.
22 Ms. Uhle: Asks that they bring a
physical sample of the roof to the Planning
24 Mr. McIntyre: Discusses lighting.
Mr. Graham: Explains they are using

recessed flush mounted lights.
Ms. Uhle: States Planning Board will
3 require they either be recessed or shielded.
Explains if they're recessed that should be
5 Ms. Raffiani: States she would like the
roofing material color to be as close as
7 Mr. McIntyre: Asks on the finishes if
everything will be painted white.
Mr. Graham: States with the gable roof
9 it will be a white fascia and white columns.
10 Ms. Brescia: Asks if there is any sign
Ms. Raffiani: Explains currently Sunoco
13 is not in compliance with the sign law.
14 Mr. Allocco: Explains this is a
significant expense that the proprietors are
15 going to take on now for something that was
initiated by the town. States they have other
16 plans for the building afterwards. Feels that
would be a better time to address the signs
17 rather than have them take their signs down now
and have the Mobil station keep theirs up.
Ms. Raffiani: Feels they should take
19 this opportunity to get in compliance.
20 Mr. Allocco: Explains he just wants to
get the safety factor resolved.
Mr. McIntyre: Asks when they were
22 contemplating doing it.
23 Mr. Allocco: Explains they understand
what the sign law is and what they have to get
24 in compliance with. States they were hoping to
do the project the town is asking them to do
25 first and then when they get into something a
little more of their own initiative at that

point their hands would be tied to do it.
2 Explains they would like to get the safety
Ms. Raffiani: Asks when that would be.
Mr. McIntyre: States they would like
5 them to comply with the sign law.
6 Mr. Allocco: States the Mobil Station is
Ms. Uhle: Feels they could do a very
8 attractive monument sign that would be very
visible. Feels the fact that someone else has
9 a very unattractive sign whether it's permitted
or not permitted is not the best argument.
Mr. Allocco: States until he speaks to
11 someone at Sunoco he can't answer that. States
if the board has enough to send this along with
12 the recommendations, he will commit as an
officer of the court to continue the process
13 regarding the sign. States he has to explain
to Sunoco this is the law but he was hoping to
14 keep one thing moving. States he will call the
representative tomorrow and tell them this is
15 what the ARB would like to see and he will
continue the dialogue until they get it done.
Ms. Uhle: States an option is board
17 could allow them to proceed to the Planning
Board, they could submit the final drawings to
18 the building department but before the building
permit is issued or before a certificate of
