The Chairman: Calls meeting to order.
Roll call conducted by Ms. Uhle:
Ms. Uhle: Believes Mr. McIntyre and Mr.
9 Papale will be arriving shortly.
10 Ms. Brescia: States applications for 69
Hickory Hill Road, 344-356 White Plains Road
11 and 83-87 Maple Street have been adjourned.
13 APPLICATION 07-78, 97 RIDGE STREET
Mr. Abilama: Tom Abilama, architect for
15 the applicant. States they are proposing a one
family dwelling on Ridge Street. Explains it's
16 a two story brick building with vinyl siding.
Shows drawings. States first floor and gables
17 are made out of brick. States vinyl siding
will wrap around. States chimney will be
18 brick. States trim is white. Describes layout
Ms. Brescia: Asks to see material
21 Mr. Abilama: Shows samples. States roof
color is sea green. States vinyl siding color
22 will be winter mauve. Shows sample of brick.
States front door will be a mahogany finish.
Ms. Brescia: Discusses lighting.
24 Suggests putting lighting over the garage.
25 Ms. Raffiani: Asks what garage door will

Mr. Abilama: Explains it will be the
3 same color as the vinyl siding. States garage
door looks like a barn door but it's a
5 Ms. Brescia: Feels this is very nice and
appropriate for the neighborhood. Makes a
6 motion to open the public hearing on
Ms. Raffiani: Seconds motion.
Resident: Asks about renovations to the
11 Mr. Abilama: States the section of the
other house that will be taken down was an
12 addition. Explains they're taking that down
and refinishing the house to match the existing
13 finishes. States it complies with all the
Ms. Uhle: States side yard will be eight
15 point five feet where eight feet is required.
States front yard is on Ridge Street. States
16 rear yard, which is opposite Ridge Street,
received a variance years ago to allow the
17 garage to be located closer to the rear yard
property line. Explains that is a legal rear
18 yard setback because of the variance that was
Resident: Feels they're putting all
20 these houses on these fifty by one hundred lots
and it ruins the way this neighborhood looks.
Ms. Brescia: Asks if this is a buildable
23 Ms. Uhle: Explains the lot they're
building on is a fully conforming fifty by one
24 hundred square foot lot, which is what is
permitted and required in that district.
25 States that lot is a fully conforming building
lot. Explains the remaining residence that's

at 73 Middle Road when they remove that rear
2 addition that's what is making the existing lot
conforming. States resident is correct in that
3 it does not have a typical rear yard setback
because it received a variance in 1973.
4 Explains it meets the required side yard
Resident: States he would not have
6 purchased his house if he knew they could do
Ms. Brescia: Explains it's a legal
8 building lot and it would not have come to the
Architectural Review Board if it were not legal
9 to build a house on that lot. States she can
understand his concerns, but they are entitled
10 to put a house on that lot. States house on
Middle Road is a corner lot and it has
11 different front yard and side yard things going
Mr. Smith: Doug Smith, 89 Ridge Street.
13 States his concerns are the same as Larry's.
States he's surprised a variance is for the
14 life of the property. Asks if there was any
traffic study done. States a concern about the
15 people, cars and school kids going through that
intersection. Explains it's so congested with
16 the parking, students and teachers are parking
all over the streets. Feels a traffic study is
17 necessary before this gets approved.
18 The Chairman: Explains that's not an
Architectural Review Board issue.
Ms. Uhle: States Architectural Review
20 Board looks purely at aesthetic issues.
Explains if this is referred to the Planning
21 Board they will be before the Planning Board on
November 28th and that's when those issues will
22 be addressed. States typically for single
family homes the Planning Board does not
23 require traffic impact studies. States she
will relay that to the Planning Board.
24 Suggests they send a letter to the Planning
Mr. Smith: States his concern is safety.

The Chairman: States there is also a
2 traffic committee that addresses these issues.
3 Mr. Smith: States he would like to voice
his concern at the Planning Board meeting.
Ms. Bonasia: Asks what the two lines are
5 on the second floor by the window.
6 Mr. Abilama: Explains those are trim
lines to emulate there is a dormer there.
Ms. Bonasia: Feels they are distracting.
8 Feels it takes away from the design.
Recommends they take them out.
Mr. Abilama: States for the Planning
10 Board meeting they could provide a scheme
The Chairman: Makes a motion to close
12 the public hearing on Application 07-78.
13 Mr. McIntyre: Seconds motion.
15 Ms. Uhle: Reviews comments: Provide a
scheme that does not show the trim for the mock
16 dormer and add lighting on plan.
17 Ms. Bonasia: Feels if garage door and
front door were both mahogany it would be nice.
18 Feels they look totally different. Feels they
should match the door rather than the siding.
Mr. Abilama: Feels it might give a
20 darker look to the house. States they will try
the scheme and see how it looks.
Mr. McIntyre: Feels front door and
22 garage door should have some relationship with
Ms. Raffiani: Makes a motion for
24 Application 07-78 to be passed on to the
Planning Board with the recommendations as

The Chairman: Seconds motion.
Application 07-73, Immaculate Conception School
Mr. Ryder: Robert Ryder, Peter Jasalfi
7 Associates. Shows site plan. States they are
proposing an eighty-five hundred square foot
8 gymnasium addition. States it's to be located
just north of the existing school which will
9 also have a connecting piece which is free
standing which is a covered, sheltered
10 connection. Shows sketch plan. Shows
photograph of existing conditions. Shows
11 photograph of area where they are proposing
addition. States roof would be a PVC standing
12 seam roof in a dark smoky gray which would be
compatible with the existing roof on the
13 adjacent structures. Shows elevation from
Winter Hill Road side. States materials will
14 be in keeping with the existing structures.
States gutters will be aluminum. Shows
15 windows. States brick will match the existing
as close as possible. States there will be a
16 cast stone banding to compliment what is
already on the adjacent buildings. States
17 window trim and door trim will be aluminum.
States they will have a circular light over the
18 doorway, which will have a sconce effect.
19 Mr. McIntyre: Asks what louver is on the
Mr. Delavecas: Marcel Delavecas,
22 architect for the project. States it's for
venting the gymnasium. States it will be made
23 out of the same PVC roofing and metal in the
Ms. Brescia: Asks if it will be a grill

Mr. Ryder: Hands board material samples.
The Chairman: Discusses roof material.
Mr. McIntyre: Asks if it will be a

13 information regarding weathering, color
variations and the life expectancy of this
15 Ms. Brescia: Feels it's very uniform.
16 Mr. McIntyre: Feels for a roofing
material it looks somewhat flimsy.
Mr. Delavecas: Describes how they
18 install the roof material.
19 Mr. Ryder: States in terms of durability
and color consistency it's no different than a
20 regular standing seam roof depending upon what
color lots you get. States they could provide
21 the information on how it wears.
22 Mr. McIntyre: Explains he has not seen
this material before. States existing building
23 has a slate roof. States this particular
