11 the minutes of the November 1st Architectural

Review Board meeting.

APPLICATION 07-84, 69 HICKORY HILL ROAD

17 Ms. Rivera: Rebecca Rivera, Joseph

Crocco Architects representing applicant.

18 Explains they are proposing to put a new single

family house on the vacant lot. States

19 exterior finishes are brick with shingle on the

roof. States they took the comments from the

20 work session and incorporated them into the

plans. States they accented the entrance door.

Ms. Uhle: States driveway doesn't comply

22 with zoning. Explains the pavement would be

limited to entering the garage with a little

23 hammerhead turn around.

24 Ms. Rivera: Explains driveway will be

reduced.

Ms. Uhle: Explains they have to reduce

that paved area.

Ms. Rivera: States they will be tweaking

3 it in the next few days.

4 The Chairman: Asks if they are still

planning on doing the greenery around so they

5 are screened.

6 Ms. Rivera: States yes.

7 Mr. Papale: Feels plan looks good.

8 Mr. McIntyre: Asks if it's brick on all

four sides.

Ms. Rivera: States yes.

Ms. Bonasia: Feels this is very nice.

11 Likes what they did with the garage.

12 The Chairman: Makes a motion to open the

public hearing on Application 07-84.

Mr. Papale: Seconds motion.

Mr. Papale: Asks about fencing.

Ms. Rivera: Shows location of fence.

18 Explains the fence will be around the perimeter

of the house.

The Chairman: Asks about air

20 conditioning unit.

21 Ms. Rivera: States she is not sure where

they are going to put it, but they will show it

22 on the plans that go to the Planning Board.

23 Mr. McIntyre: Asks if chimney is more

free standing and not incorporated into the

24 house.

25 Ms. Rivera: Explains that location is

where they wanted the fireplace on the inside.

Mr. Papale: Feels chimney seems like

3 it's all by itself.

4 Ms. Rivera: Explains they're putting

decorative caps on the top to give it

5 additional detail.

6 Mr. McIntyre: Asks if it has to be as

wide as it is.

Ms. Rivera: Explains it's projecting out

8 two feet from the house which is a typical

distance out. States it's five foot wide which

9 is an average fireplace.

10 The Chairman: Suggests doing something

more interesting or decorative brick.

Ms. Rivera: States they could give it a

12 little detail and a design along the top.

13 The Chairman: Feels that would add a

little more character. States she would rather

14 see a house more in keeping with the

neighborhood. Feels this is quite a house for

15 Hickory Hill Road. Feels it has a lot going

on.

16 Makes a motion to close the public

hearing.

Ms. Bonasia: Seconds motion.

Ms. Uhle: Reviews conditions: Add the

20 location of the AC condenser units on the plans

and add more detail to the chimney.

Application 07-84 to the planning board with

23 the two conditions just read by Ms. Uhle.

2 APPLICATION 07-90, 50 LEE AVENUE.

Ms. Rivera: Rebecca Rivera, Joseph

4 Crocco Architects representing the applicant.

Explains they are proposing to put an addition

5 on the front of the existing single family

residence at 50 Lee Avenue. States current

6 house has vinyl siding. States they will match

the existing vinyl siding, match the roof.

7 Explains they're proposing to remove the

existing one story in the front and they will

8 reconstruct it. Shows existing house. Shows

drawing of proposed house. States they will

9 match the existing finishes.

10 Mr. McIntyre: Asks if they're removing

this front porch with the shed roof, coming out

11 the same dimension, pouring a new foundation

and adding the same width that presently exists

12 but full height.

13 Ms. Rivera: States yes.

14 Mr. McIntyre: Asks if any of the

setbacks have changed.

Ms. Rivera: States no.

Ms. Uhle: States they received a

17 variance to allow the increase in

non-compliance.

Mr. Papale: Feels the new elevation

19 looks better than the existing.

20 The Chairman: Feels it's a nice

improvement. Makes a motion to open the public

21 hearing on Application 07-90.

22 Ms. Raffiani: Seconds motion.

Mr. McIntyre: Discusses area beneath the

5 paneling.

6 Ms. Raffiani: Asks if you will see the

foundation.

Ms. Rivera: Explains they will plant

8 bushes there.

9 Mr. McIntyre: States something needs to

be dealt with because that is part of the

10 aesthetic. States there will be two or three

feet that will be bear. Feels something needs

11 to be done with landscaping in that area if

that's just going to be exposed concrete.

Ms. Uhle: States applicant could do a

13 conceptual landscape plan.

14 Mr. McIntyre: Makes a motion to accept

Application 07-90 as presented and pass it on

15 to the Planning Board for their review at their

next meeting.

19 APPLICATION 07-56, FAUCET WORKS

Mr. Yanacito: John Yanacito, architect

21 for the applicant. Explains they are proposing

interior and exterior alterations to the

22 plumbing store. Discusses changes to the

inside of the building. States exterior

23 alteration will consist of new larger windows

on the second floor, removal of the existing

24 canopy over the front of the store, removal of

existing box sign and installation of new

25 signage and lighting above the second floor

windows. States they will include additional

planters along the front windows.

San Signs: States they are proposing to

3 do an illuminated letter which is a standard

channel letter illuminated with LED. States he

4 is aware that is not within code but they are

in the center of town and they are in between

5 two gas stations. States signs to the left and

right are both twenty-four inches in height and

6 they are requesting an eighteen inch letter and

it only takes sixty percent of the overall

7 building.

8 Ms. Raffiani: States there are so many

things they are asking for and it is not

9 allowed under the code.

10 San Signs: States they will go with the

pin mounted letter and goose neck lighting if

11 that's what the board wants. States color of

the letters would be blue. Discusses awning.

12 States fabric on the awnings will be navy blue.

Indicates there is an existing light underneath

13 the awning which lights the entire parking lot.

14 The Chairman: Understands the

applicant's desire for an illuminated sign but

15 the town has eliminated that. States they

could do the reverse light or halo light.

16 States she does not have an objection to the

logo. States awning is fine as is. Feels sign

17 in the front with the pin letter in the blue is

very nice. States she has no issue with that.

18 Explains the letter has to be sixteen inches.

19 Mr. McIntyre: Discusses lighting. Feels

goose neck lighting is more traditional and

20 this is a contemporary building. Asks if they

could use something a little more modern in the

21 goose neck style.

22 Mr. Papale: Discusses side sign. States

he would do the same sign on the other side

23 non-illuminated.

24 Ms. Uhle: States size on the side can be

as big as the front.
