Ms. Uhle: States Mr. Papale will not be

11 The Chairman: Makes a motion to approve

the minutes of the January 3, 2008 ARB meeting.

Ms. Bonasia: Seconds motion.

APPLICATION 07-72, 344 - 356 WHITE PLAINS ROAD

17 Mr. Alemzadeh: Hossein Alemzadeh,

representing the owner. States this is a

18 renovation of the shopping center known as

Country Market. Discusses improvements.

19 Explains it was discussed the pin sign would be

appropriate for this application. Shows sample

20 of pin mounted letter. Explains the bank in

the shopping center is a commercial bank and

21 they are trying to push them to use the same

type of signage.

The Chairman: Asks what type of sign the

23 bank has now.

24 Mr. Alemzadeh: States box sign.

25 Ms. Raffiani: Explains that's illegal so

they can't put that back up. States it

shouldn't be there in the first place.

Mr. Alemzadeh: States there was an issue

3 with respect to the fence on the side of the

property which is a chain link fence that is

4 bent and out of shape. States owner is willing

to work with the board to replace that fence.

The Chairman: Suggests putting in a

6 stockade fence.

7 Mr. Alemzadeh: Asks if they could go

right over the chain link fence and not take it

8 down.

9 Ms. Uhle: Explains they would need to

remove the chain link fence.

Applicant: Explains in the rear of the

11 property there is a chain link fence with a

stockade fence against that. Explains the

12 chain link on the east side has the poles set

in cement. States he could do a double

13 stockade fence.

14 Ms. Uhle: Explains chain link fences are

permitted just the inserts are not permitted.

Applicant: Explains he was thinking for

16 uniformity to conform with the rear of the

property coming around with the stockade fence

17 on it.

18 Ms. Uhle: States that would be fine.

19 Mr. Alemzadeh: Explains top portion of

stucco has been scored out so everything is not

20 one material or one design. States that is

different from the last meeting.

Ms. Raffiani: Feels it adds texture.

The Chairman: Feels that is fine.

23 Asks about lighting.

24 Mr. Alemzadeh: States they are hoping to

put lighting over the parapet. States with

25 respect to the signage itself there is no

lighting.

The Chairman: States when they go to the

3 Planning Board they need to submit what the

lighting is going to be. Asks about the

4 railing for the shopping carts.

5 Mr. Alemzadeh: Shows location of

shopping carts. Explains there will be a

6 painted steel corral for the shopping carts.

7 Mr. McIntyre: Discusses lighting. Feels

if it's lit from above with a fixture that

8 projects over the parapet he would like to see

that.

Mr. Alemzadeh: States he could get all

10 the information to Ms. Uhle for her review as

soon as the owner has approved it and accepted

11 it. Explains the light is not for the signage

it's for the sidewalk.

Applicant: States they are not looking

13 to flood the whole building with lights.

Explains he was looking for something a little

14 less intrusive than what the bank has

currently. Explains they need the light for

15 the sidewalk.

16 Mr. McIntyre: Feels that type of light

would be enough to illuminate the sign also.

Applicant: Feels the back lit sign looks

18 nice.

19 Ms. Raffiani: Asks if they go with the

pin mounted letter, that they not go with

20 something as shiny as the sample.

21 Mr. Alemzadeh: Explains it's a matt

color and will not be as shiny as the sample.

The Chairman: Asks if anyone from the

23 public would like to comment on this

application.

Ms. Bonasia: Likes the improvement to

5 the building. Discusses windows. Feels if

they moved the windows it would make it a great

6 project. Discusses entrance way.

7 Mr. Alemzadeh: Explains they couldn't

center the entrance because of the way the

8 inside of the store is configured. States the

cleaners is getting a new store front with this

9 project.

10 The Chairman: Makes a motion to move

Application 07-72 to the Planning Board with

11 the lighting added to the plans.

12 Mr. McIntyre: Seconds motion.

APPLICATION 08-02, 1 LAKEVIEW AVENUE

16 Mr. Manuel: Explains the owner is

proposing to do a two story addition on the

17 eastern side of the property which consists of

a family room on the first floor, a rear

18 entrance and a mud room and on the second floor

a master bedroom, bathroom and closets. Shows

19 addition on the plan. Explains in terms of

massing they tried to have it as seamless as

20 possible. Shows photo of existing house.

States roof will be redone, siding. States

21 siding will be hardy plank. Shows samples.

22 Mr. McIntyre: Asks if shutters are wood.

23 Mr. Manuel: States yes. States they

will try to match the stone as much as

24 possible. States windows will be Marvin

windows.

The Chairman: Likes the symmetry.

completed now more than before.

Mr. McIntyre: Feels they did a good job,

4 nice presentation and good drawings.

5 The Chairman: Asks if they could get

another window or two on the left side

6 elevation.

7 Mr. Manuel: Explains the train station

is on that side and it is very noisy.

The Chairman: Makes a motion to open the

9 public hearing on Application 08-02.

10 Ms. Raffiani: Seconds motion.

the public hearing.

17 Feels it's restricted. Asks if they could open

it up a little.

Ms. Raffiani: Asks what the side yard

19 setback will be when the addition is added on.

20 Mr. Manuel: States fourteen feet.

States code allows fireplace to extend into the

21 side yard a maximum of three feet.

22 The Chairman: Suggests putting some

lighting on either side of the door to open it

23 up.

24 Ms. Raffiani: Makes a motion to move

Application 08-02 to the Planning Board with

25 the suggestion of some extra lighting near the

front door.

APPLICATION 08-03, 51 LONGVIEW

7 Ms. Rivera: Rebecca Rivera, Joseph

Crocco Architects. States residence is

8 currently under construction. States addition

consists of a master bedroom over top of garage

9 and interior modifications. Explains as

construction has begun the home owners have

10 re-evaluated things and wanted to put a covered

porch on the front facade. States they are

11 before board tonight because by putting the

front porch along the front they are changing

12 more than thirty percent of the front facade.

States they are proposing to re-face the house

13 with a hardy plank finish in a tan color, white

trim, Anderson windows. States gutters and

14 liters will be aluminum white, railings and

banisters will be white. States garage door

15 has been revised. States home owners would

like to go with three columns and not five

16 columns.

17 The Chairman: Discusses stone on the

front of the house.

Ms. Rivera: States stone is being

19 removed and replaced with the stone they have

the sample of. States entrance door will have

20 a walnut stain. States they will test the

stain before they put it on the door.

23 a motion to open the public hearing on

Application 08-03.
