20

Mr. Stevens: Ben Stevens with MSA

21 Collaborative, architects representing

applicant. Discusses existing building.

22 Explains on Grayrock side they are going to

open up the arches and have a low wall with

23 wrought iron railings and along the face use

the same stucco treatment that was used by the

24 condominium building. Explains on the front

they are adding windows to accommodate the

25 second tenant. States on the side elevation

they will clean up the roof lines because the

4

1 EASTCHESTER ARB MEETING - 6/5/08

building drops down in height and cover it with

2 the stucco and similar treatment to the rear

with a Tudor style that's in keeping with the

3 village.

4 Ms. Bonasia: Feels the wood treatment on

top is overpowering.

5

Mr. Stevens: States that is there

6 already. Explains in the rendering it looks

like there is a big contrast but if you look at

7 the photographs you see there is not such a

contrast.

8

Ms. Bonasia: Discusses right side

9 elevation. Does not know why they need to

stucco the brick.

10

Mr. Stevens: Explains they want to make

11 it more homogenous with the rear. Explains

brick is in bad shape. Explains he is trying

12 to marry it with what is there.

13 The Chairman: Feels they have nice

detail on the brick and if they can get the

14 white paint off she would prefer that. Feels

brick has more character and is Tudor-like.

15 Suggests they remove the paint and use the

actual brick color.

16

Ms. Raffiani: States if they stay with

17 the brick they should leave the shed roofs.

18 The Chairman: Makes a motion to open the

public hearing on Application 08-37.

19

Ms. Raffiani: Seconds motion.

20

(All aye.)

21

25 (All aye.)

DINA M. MORGAN, REPORTER

5

1 EASTCHESTER ARB MEETING - 6/5/08

Ms. Uhle: Reviews recommendations: On

2 the Grayrock Road elevation they wash off

existing paint to expose natural brick and if

3 brick is not in good shape they could repaint

it to match the color of the stucco with the

4 details to remain and roof section to remain;

window guards be more decorative like the ones

5 with the circle on top; door should match the

bronze color of the window frames.

6

The Chairman: Makes a motion to move

7 Application 08-37 on to the Planning Board with

the recommendations reviewed by Ms. Uhle.

8

Ms. Raffiani: Seconds motion.

9

(All aye.)

10

11 APPLICATION 08-39, 18 PARKWAY CIRCLE

12

Mr. Sacallo: Jim Sacallo (Ph.), FSI

13 Architecture, architects for applicant. States

he lives across the street at 11 Parkway

14 Circle. Explains they are proposing an

addition on the left-hand side and

15 modifications to the front facade which will

include raising the gable, adding an enclosure

16 to the porch on the right and a symmetrical

enclosure on the left. States siding will be

17 hardy plank in a Navaho white, roof will be

architectural shingle.

18

Ms. Bonasia: Likes that they mirrored

19 both sides. Feels there are a lot of nice

details on the porches. Feels middle section

20 is a strong element. Feels windows need to be

reworked on middle section. Suggests using

21 another window type rather than the triangle

shape.

22

Mr. Sacallo: Explains the top is attic

23 so they could change that window. Discusses

bottom windows. Shows photo of existing house.

24 Discusses windows.

25

DINA M. MORGAN, REPORTER

6

1 EASTCHESTER ARB MEETING - 6/5/08

The Chairman: Agrees with Ms. Bonasia.

2 Suggests they make a triple window across the

front top and bottom so that they're still

3 keeping the symmetry and strong entrance

element.

4

Applicant: Feels three windows would be

5 too much from an interior perspective for the

bedroom. Explains they have been working on

6 this for awhile and they have tried different

windows and different elevations and this is

7 what they came up with. Explains to avoid the

expense of opening up the wall they decided to

8 leave the two windows where they are and work

with what they have.

9

Mr. Papale: Suggests putting in sets of

10 two windows that center on that facade.

11 Applicant: Explains she can't take that

wall down on the inside. States they could

12 make it three individual windows.

13 Mr. Sacallo: States they could make it

three separate windows so there is some space

14 between the windows.

15 The Chairman: States middle window would

be aligned with the peak of the gable.

16

Ms. Bonasia: Likes the idea of the three

17 windows.

18 Ms. Raffiani: Asks if the windows are

double hung or casement.

19

Mr. Sacallo: States double hung.

20

Ms. Raffiani: Asks if the existing

21 windows have mullions.

22 Mr. Sacallo: States no.

23 Ms. Raffiani: Asks if the new windows

will have mullions.

24

Mr. Sacallo: States yes, and the French

25 doors.

DINA M. MORGAN, REPORTER

7

1 EASTCHESTER ARB MEETING - 6/5/08

Ms. Raffiani: Asks what front door is

2 made of.

3 Mr. Sacallo: Explains it's a three panel

wood front door.

4

Ms. Raffiani: Feels it doesn't fit in

5 with what they're doing.

6 Mr. Sacallo: Explains you won't see it

from the street.

7

The Chairman: States they need to

8 indicate on the plans where the air

conditioning units are going to be located.

9 Makes a motion to open the public hearing on

Application 08-39.

10

Ms. Raffiani: Seconds motion.

11

(All aye.)

12

13

The Chairman: Makes a motion to close

14 the public hearing.

15 Ms. Raffiani: Seconds motion.

16 (All aye.)

17 Ms. Raffiani: Feels it's not an easy

project and they did a good job.

18

Ms. Uhle: Reviews recommendations: Try

19 an alternative that shows three single windows.

20 The Chairman: Explains they need to show

something that helps the rhythm of the facade

21 and show the location of AC condenser units.

22 Makes a motion to move Application 08-39

on to the Planning Board as noted.

23

Ms. Raffiani: Seconds motion.
